City Building Glasgow commissioned a full flat roof refurbishment to replace a failing roof build-up and improve long-term performance.

The non-negotiable requirement: the building remained watertight at all times, with no risk to the live CCTV monitoring hub beneath.

The challenge

This wasn’t a simple overlay project. This building houses the CCTV hub that monitors Scotland’s busiest food market, so keeping the roof watertight 24/7 was critical during the works.

The existing roof build-up included:

  • loose laid insulation
  • an ageing waterproofing layer

Removing that safely and efficiently was a project in itself. Add a critical facility to the mix and there’s no margin for “we’ll patch it later”, every shift had to finish secure and watertight.

Most roof refurbishments are about stopping leaks. This project was about protecting the administration hub that supports one of Scotland and North England’s busiest fruit markets. Maintaining full weatherproof integrity (where rain is relentless) was essential to ensure uninterrupted day-to-day operations.

Works were phased roof-by-roof, allowing scaffold and access to be managed in stages and keeping exposure time to an absolute minimum.

Manufacturer-supported system install

A complete Bauder build-up was installed to spec (primer, vapour control, insulation, underlay, cap sheet), with technical support ensuring warranty compliance and consistent detailing at outlets, perimeters and junctions.
