Roof maintenance and repairs to prevent roofing problems
Most roof issues start small: a split at a detail, a blocked outlet, a loose trim. We fix problems early, keep buildings watertight and provide clear reporting so you can plan properly.

Who it’s for

If you look after a building, a school, housing block, care setting, retail unit or public building, you need a contractor who can respond quickly and work safely around occupants. That’s what we’re set up for.
This service is ideal for:
- facilities and estates teams
- building surveyors and property managers
- councils and housing associations
- main contractors looking for dependable aftercare support
What common problems does roof maintenance solve?
- water leaks and moisture infiltration by identifying small issues before they become emergencies
- gutter and drainage problems including water pooling
- structural issues and deterioration that become costly
- natural aging problems by extending roof lifespan
Our approach to liquid plastic roofing
We carry out maintenance and repairs on:
- flat roofs (felt / bituminous systems and liquid-applied waterproofing)
- roof outlets, gutters and drainage issues
- flashings, trims, upstands and edge details
- localised damage, splits and defects
- post-storm checks and remedial work
- planned inspection programmes (PPM)
What you can expect
Too often, roof repairs are treated as a quick fix. We apply the same standards to repair work as we do to full refurbishment projects:
- safe systems of work
- tidy, respectful working in occupied buildings
- clear, straightforward communication
- dependable repairs designed to last, not temporary fixes
We work with proven manufacturers and systems, and we install to spec with tight supervision and quality checks, especially on live sites where safety and control matter most.
Reporting a leak?
Make sure you email us on ‘maintenance@sennit.co.uk’ with the subject line ‘Leak report’
Please include:
- Site address and postcode
- Contact name and phone number
- Clear photos of the affected areas (inside and outside if possible)
- The exact location of the leak within the building
- When the issue was first noticed
- Whether the water ingress (water that’s coming in) is intermittent or continuous
- What the access to the roof is like, including any restrictions
This’ll help us assess the urgency and get in touch quickly.
If there’s an immediate danger (e.g. electrical risk or ceiling collapse), isolate the area and follow your site safety procedures first.
Who we work with
Building surveyors, facilities managers, councils, housing associations and main contractors.
Areas we cover
We’re based in Glasgow and deliver projects throughout Scotland. We also undertake larger-scale refurbishment and roofing projects across Northern England.
Not sure if it’s a repair or a refurbishment?
That’s normal. Start with an inspection and we’ll advise the best next step.
