The Background.
Sennit Construction were approached by the client’s principal designers Brown + Wallace to submit costs for the roofing works at West Whitlawburn Community Centre.
They received a grant for £499,472 as part of the Lottery Our Place programme which was established to support local people to identify priorities for their area. The grant was used to carry out roof works, cladding, timber repairs and general improvement of the interior of the building.
The Work.
Sennit was acting principal contractor and overseeing the whole project. This was scheduled for 10wks, the deadlines were met despite some challenging weather throughout.
- The site was set up to comply with CDM and health and safety regulations.
- The project was managed closely from erection of scaffolding to dismantle.
- The works commenced with an upgrade of waterproofing the 1600m² roof area using Sikalastic 625.
- Rooflights were removed to high health & safety standards ensuring the safety of occupants of the building and then secured before waterproofing.
- Existing failed wooden shiplap cladding was upgraded by framing out with associated timbers before installing new metal cladding, sills, capping and soffits. Some challenges were faced due to the shape of the old timbers, however we packed out the timbers to ensure new metal cladding was plumb.
- External pre-cast concrete panels were then bio-washed and renewed with 1ct of primer and 2ct of masonry paint to colour match with new cladding.
The project was completed within budget and to the highest specification, Sennit provided a 20-year guarantee for material and workmanship in partnership with our Approved Contractor scheme with Sika Liquid Plastic.
For Sennit Construction Ltd this was more than an ordinary roofing installation, this project had such a positive impact on the local community and the staff who earned the grant. Their workplace has transformed and we had the privilege to be part of it.
